Sunrise Capital Real Estate Development LLC is hiring a General Accountant to manage sales revenue accounting, invoicing, and financial reporting related to property transactions.
Responsibilities and Requirements
- Record revenue from property sales, including down payments and installment payments
- Maintain updated sales registers per project and per unit
- Reconcile revenue records with contracts and receipts
- Generate and send invoices and receipts for booking amounts, instalments, and final payments
- Monitor outstanding receivables and follow up with sales or collection teams
- Review signed Sales Purchase Agreements (SPA) to confirm financial terms
- Coordinate with sales departments to ensure correct billing details
- Track key financial dates like handover, penalties, or discounts
- Calculate agent or broker commissions based on closed deals
- Ensure accurate deductions and payout timelines
- Prepare commission statements and get approvals
- Provide sales-related financial reports to management (e.g., cash flow from sales, aging of receivables)
- Analyze trends in sales revenue and payment delays
- Forecast expected receivables from ongoing projects
- Work with CRM or ERP systems (e.g., Zoho, or property management software)
- Ensure data accuracy between accounting and sales systems
- Apply VAT to sales where applicable and ensure correct treatment
